Foreclosure.com is a fast growing web site designed to present all available data for prospective homeowners and buyers the same to see trends and current developments in specific US markets making it easy to get hold of timely information. The site grew by 30% from last year’s information showing that foreclosures are now so common people are using the internet for help in their information search. They have been getting quite a lot of traffic, too much says the company’s VP, which may have to do with the fact that millions and millions of people are jumping on the internet for their real estate information allowing them to make decisions better and faster. The application promises one click searching of all the available properties up for sale in a particular area then switching to maps showing your location and the location of all the possible choices. You can choose by the number of baths, beds and price, allowing you to save time in an otherwise very expensive search on foot or driving around, going from property to property. Many real estate deals have an online presence now, as many real estate companies and real estate agents are realizing the vast potential of the internet as a way to market their properties.
However, as consumers we must always be careful with the internet, because in the same way it gives everyone benefits, it can also be abused by many. Many people have fallen victim to the scam where cheap mortgage refinancing is offered, but asks consumers to pay a “processing fee”. Once the customer pays, he or she never hears from the supposed refinancing company again. Even worse, some even steal personal information and use it take out mortgages in someone else’s name – which, if you’re careless, could be you. Keep all your personal information safe, and do not put it on the web, if banks or any reputable institution needs it, they will send more than an email.

The plan calls for the Federal government to release funds to ailing homeowners who need help or face foreclosure in the near future. While the deal sounds good on paper, the truth is that the funds may not reach you in time to stave off the inevitable and without proper action you might lose your home just as well. Most mortgages have a two month grace period which should have you paying up or lose having your home up for auction. The problem faced by the federal government is that they are having a hard time to get the money out simply because they have to analyze a lot of paper work for them to decide you really need help. As usual, the trend comes from the internet and what better way to save on money than to go on an open house without leaving your home or office. Called Virtual Open Houses, you have the seller/agents giving you access through the internet either as the actual open house is happening or through a graphical representation and enhanced video-recorded tours.
This is only sensible for the few who still have jobs cannot afford to slack off work or risk losing it and it saves time in the long run towards searching for the perfect home. Though time and effort saving, an actual tour would be in order once you have short-listed your choices so you don’t get surprises you didn’t see. Technology is indeed resulting in better tools for the house hunter and real estate industry itself as it tries to weather out the effects of the recession.

If the house inspection does not reveal any major problem, then you know more about the property you are buying. It would also be good if you are present during the inspection so that as the inspector go through the house, you can already ask relevant questions.
Since many states do not license home inspectors, it’s up to you to do the screening to find yourself a good house inspector. One way to do it is ask your family and friends or your lawyer for referrals. A real estate agent can also recommend a house inspector to you but, be careful because of the possibility of conflict of interest, real estate agents might point you to the direction of a not very thorough home inspector.
